Airbnb/Rental Staging and Design

We took on our first Airbnb rental property in January, 2021 in Sarasota, FL.

This project was a complete redesign from top to bottom including purchasing materials, textiles, accents and furniture to make this space a cozy and inviting place for guests to unwind. The owner purchased the property with a less than desirable 950 square foot dwelling, built sometime in the 1930’s. She initially considered demolition, but decided to renovate and convert the property to an Airbnb. The renovation was partially complete when I became involved, so I worked along side the owner focusing on design and all the items necessary to host guests in an Airbnb. We fell in love with it and soon nicknamed it The Little Yellow Cottage. Two days after the listing went up, it was rented for two months and is 100% occupied for the next year!

In January, 2022 we completed another redesign project of a short-term rental in Fort Myers, Florida. It was a blank slate, so to start we painted every room in the house a neutral greige and went about purchasing furniture, accessories, kitchen items, linens and everything a short-term rental will need. With on-trend decorating I think the listing pictures show this 2-level condo in its best light. It recently hit the rental market and we’re hoping to have the same success as we enjoyed with The Little Yellow Cottage.

Birch Avenue can provide you with market data for your particular area, as well as a list of inventory necessary to get started (if you’re new to the business) and a template of house rules. Reach out and we’ll be happy to discuss the details.
