In this crazy market, you may not need or have time for a full home staging. Our walk and talk consultation is designed to save you time and money, but still make your home look it's best for professional photos and an open house. We'll walk through your home, just as a buyer would, looking at each room from their perspective. You'll walk away with a comprehensive to do list and a detailed shopping list should items need to be purchased. Or you can take advantage of our Occupied Staging Work Sessions outlined below. Birch Avenue’s Owner Occupied + Staging utilizes your current furnishings by enhancing it with fresh, on-trend accessories. Our Owner Occupied + Staging is a great way to transform the look of your home in the most cost-effective way. We understand that you have to live in your home while it’s on the market. Through the use of carefully placed accessories your home will look it's best for professional photos and showings, all without any worry for you. Owner Occupied + Staging includes the in-home consultation referenced above. After your consultation we’ll make the determination to include the staging service if we believe your home can benefit from the added fixtures.

Redesign Walk and Talk Consultation
$199-$250 (depending on number of rooms)

Whether you’ve moved into a new home and are in need of professional advice or you’re ready to kick off a design project, our design consultation will get you pointed in the right direction. In this intensive in-home consultation, we spend up to two hours looking at those area(s) of your home. This DIY service is designed to give you all the objective, expert advice you need to do the design work yourself in the form of a comprehensive to-do list and a detailed shopping list. Or you can take advantage of our Redesign Work Sessions outlined below. We’ll shop and work together to create the perfect look for your home.

Both Consultations Include:

  • Recommended furniture arrangement and flow

  • De-cluttering, rearranging and optimizing your space

  • Highlighting architectural features and freshening your room(s)

  • Lighting, window treatments and accessory arrangement

Owner Occupied Staging or Redesign Work Sessions
$100/hour

You’ve successfully completed the consultation, but don’t have the time or desire to do the work yourself? No worries! We’ll work together to create a plan and a budget, then we’ll shop for items that add the WOW factor to any space in your home. We’re experts in sourcing the best items at the most reasonable prices!

Expert Color Consultation
$100 - $150 (depending on number of rooms)

Choosing paint colors can be overwhelming and stressful. Whether you’re putting your home on the market or kicking off a redesign project, a coat of paint can brighten and completely transform the overall look of your space. We’ll discuss your preferences, consider the light reflectance value, identify “dictators” (hard fixtures such as flooring, countertops, etc.) that influence your choices and dictate the color family you’ll use to make your decision. You’ll walk away with detailed information to make your trip to the paint store as easy as possible.

Now more than ever we are leaning on technology to accomplish everyday tasks. We're all trying to navigate the ever-changing landscape as it is happening so rapidly. By using your smartphone, tablet or laptop we can conduct a VIRTUAL home staging consultation and get your home prepared for the market. In this current environment it’s more important than ever that professional pictures WOW potential buyers before they ever set foot inside the house. The virtual consultation can take 1 to 2 hours. After we have reviewed the property’s condition and features, we will give you a concise, written report detailing what needs attention and key action items to ensure your property is ready for the market.
